Sales Particulars
We design every set of sales particulars ourselves, so that your property's details will be unique. We prefer to concentrate on the reasons why a buyer needs to view, and ultimately live in your property, so you'll find more emphasis on lifestyle details than the number of radiators or telephone points! We prepare all our particulars in draft and send them to you for approval, then we'll change anything you're not happy with - as long as it complies with the Property Misdescriptions Act 1991, of course.
Photography
The first thing that people notice about your property is its appearance - so we believe it's absolutely vital that we use the best possible photographs when promoting it, and we take lots of them. We set the photo shoot up, making sure the pictures are taken from the best angles and removing any obvious distractions. We use good quality equipment designed to enhance the appearance of indoor rooms and outside spaces. We do use a wide angle lens but we're not fans of 'fish eye' lenses as we think they can be misleading and make rooms look bigger than they actually are. We hate to disappoint.
Floor plans
We prepare floor plans for all our properties, because in our experience we've found that they really help potential buyers get a feel for your home and remember its layout. It's good for helping people work out where they'll put their furniture, and for helping them visualise ways of changing the space to suit their own individual needs.
Our mailing register
Our industry leading estate agency software package gives us the power to contact hundreds of people on our mailing register by email, presenting them with full sales particulars, as soon as a suitable property becomes available. We make a point of keeping in touch with our register of applicants to keep them informed of new properties, ensure that their requirements haven't changed, and also, importantly, that they can afford the properties they are looking at.
The Internet
These days, most people begin their search for a home online, and we're well equipped to cater for this with our own website and on other property portals such as Rightmove.co.uk and On themarket.com
Our Office
We display our properties prominently in our large office window as well as in the office itself. Having an office in the town means we are always here if you want to drop in and talk about the progress of your sale, or anything else to do with your property – the kettle is always on!
For Sale Boards
Our distinctive 'for sale' boards stand out and are instantly recognisable. We believe that a board really does help to sell a house, we don't insist that you have one (it's your home, after all) but we usually recommend that you do.
Video Tours
We can prepare a short video of your home which can then be viewed by applicants online. This is a great way of giving buyers a better ‘feel’ for your home, providing them with many more reasons to come and look. This extra information also ensures that the people who view are indeed the ones best suited to your home.
Open House Events
This is something that has become increasingly popular over the past couple of years. Some properties are suited to open house events and others less so. Sometimes we will suggest launching a property with an open house event, as this can often be a good way of getting a wide amount of interest in a short space of time. This subject is best discussed with a member of staff.
Accompanied Viewings
As trained sales people we are often best placed to show people around your home, particularly if you are out during the day or perhaps own an unoccupied property. Having said this, no one knows the benefits of your own home quite like you do, and you may be confident to show potential buyers around yourself. We offer 2 set fee packages which can either include or exclude a full accompanied viewing service.
Low Key Marketing
There are sometimes occasions when you may wish to keep any plans to sell your home as a secret – perhaps you have nosey neighbours you seem to know your business before you do! It maybe you that just want to ‘test the water’ before marketing fully, in order to gauge a response or test a pricing strategy. Either way, low key marketing can be an excellent option. We can prepare full details of your home but market in a very selective way – if at a later stage you decide you want to market your home fully, we will already have everything prepared for a full launch.
Probate Valuations
We work closely with Solicitors and can prepare accurate valuations for probate purposes. We know sorting out probate can be a stressful task- particularly at such a difficult time, so you can be sure our service is both efficient and compassionate.
Financial Services
We work closely with a group of local independent financial advisors who offer a wealth of experience and can certainly help with any mortgage or financial advice. As they are independent, they have access to the whole of market, so they can find the lender that best suits your requirements.
The Legal Process
Once a sale is agreed, there is still quite a way to go before you can actually move. You solicitor/licensed conveyancer will deal with the next stage for you. If you don’t have one in mind, we can introduce you to local companies who we have a good professional working relationship with and will look after you through the entire legal process.
