Mortimer & Gausden Estate Agents

Looking at data for the first quarter of this year, taken directly from rightmove, Mortimer & Gausden made fewer price reductions than any other agent in the Bury St. Edmunds area. Whilst the property market is a little tougher this year, accurate valuation in the first instance will always ensure the best outcome.

You will see that the worst offender of overpricing was actually a popular online estate agent (we can’t name names!) who had to reduce the asking price of almost 25% of their stock. (The other entries are all for local agents)

Our job as estate agents is always to get you the very best price for your home, but we will never tell you an unrealistic figure just to gain your instructions. Sometimes, prices do need to be adjusted but if you compare our percentage of 4.2% against our competitors you will see we generally get it right first time .

If you would like an accurate, honest and professional valuation of your home please call us on 01284 755526

Even if you do not feel quite ready to market your home, it makes good sense to get everything prepared for when you feel the time is right.

If your property needs an Energy Performance Certificate (EPC) we can get one prepared for you. We can also take photographs, prepare a floor plan and draft sales particulars.

If a property suddenly comes onto the market that you want to buy, your home can be launched at the touch of a button. This can really make the difference between getting the property you want or losing it to someone in a better position.

As the weeks pass, we can update photographs and re-assess values if they change – so you can be sure you are always ready to launch at the right price and with the best presentation.

Andrew and Ian from our office popped out to deliver some of the wonderful donations collected for the Bury Drop In. They met Robert Green, BDI Chair of Trustees who gratefully received the boxes of toiletries which will be passed on to those in need.

Bury Drop In is a registered charity supporting people who are homeless and vulnerably housed in Bury St Edmunds. The charity welcomes guests who are street homeless, rough sleepers, and ‘sofa-surfers.’ They also care for those in temporary accommodation (e.g. hotels and hostels) and people who were homeless but need some support to avoid falling back into homelessness. They run two weekly drop in sessions, a self-help progression group, and a women’s only coffee chat group.

We are still collecting toiletry items for the charity up to teh 21st of December at our offices at 7 Langton Place.

Today Lynn and Andrew from our office had the pleasure of dropping off a number of large boxes to the 'Grocery Store' at the Bridge Community Church in West Road, Bury St. Edmunds.

This facility is far more than a typical food bank. Members pay a small fee to join the scheme and can then buy donated items at greatly reduced prices. This 'hand up' rather than 'hand out' also helps with ideas of how to make cheap nutritional meals and can be a gateway to other services.

Whilst we are only collecting non perishable food items, the grocery store has toiletries, frozen items, fresh bread and baby goods.

We are still taking donations at our offices at 7 Langton Place, up to the 21st December. Needless to say, The Bridge Community Church operate throughout the year and will always be grateful of any support you can offer.
